What if I told you that you could qualify for $10,000, $20,000, $30,000 or even $60,000 toward purchasing a home?
Would that change the conversation about renewing your lease?
Zillow recently announced a new program through Zillow Home Loans that offers eligible buyers a forgivable loan to cover the minimum 3.5% FHA down payment.
And while that's exciting news for the housing market, here's what I want buyers in metro Atlanta to understand.
Zillow isn't the only one helping solve the down payment problem. We've had programs available right here in Atlanta that many buyers don't even know exist.
The challenge isn't always whether you can afford the monthly mortgage payment. Sometimes it's having access to the money needed to get through the closing process.
Let's talk about what's available.
Down Payment Assistance Programs Available in Atlanta
1. Georgia Dream — Up to $12,500
The Georgia Dream Homeownership Program provides assistance to qualified buyers throughout Georgia.
- Up to $10,000 through the Standard program.
- Up to $12,500 for eligible public protectors, educators, healthcare workers and military personnel through the PEN program.
- Up to $12,500 through the CHOICE program for qualifying households with a family member living with a disability.
This is particularly attractive for buyers looking outside the City of Atlanta in areas like Cobb, DeKalb, South Fulton, Henry and Douglas counties.
2. Invest Atlanta — Up to $30,000
If you're purchasing within the City of Atlanta, there are programs designed to make homeownership more accessible.
- ATL HomeNOW: Up to $20,000 toward down payment, closing costs or an interest rate reduction.
- BeltLine Mortgage Assistance: Up to $30,000 for eligible civil servants and legacy residents purchasing in designated BeltLine areas, or up to $20,000 for other qualifying buyers.
Imagine what $20,000 could mean toward purchasing your first home!
3. Atlanta Housing — Up to $60,000
This is one of the opportunities I believe more Atlanta residents need to know about.
Atlanta Housing offers:
- Up to $20,000 in down payment assistance for eligible first-time homebuyers.
- Up to $25,000 for certain qualified public safety workers, healthcare professionals, educators, military members, veterans and voucher participants.
- Up to $60,000 through its Bridging the Gap to Homeownership program for eligible current Atlanta Housing Choice Voucher participants.
Yes, you read that correctly. Up to $60,000!
For qualifying voucher participants, the assistance can be forgiven after meeting the program's 10-year primary-residence requirement.
4. Federal Home Loan Bank of Atlanta — Up to $20,000
Through participating financial institutions, eligible homebuyers may receive:
- Up to $17,500 for qualifying first-time homebuyers.
- Up to $20,000 for eligible community partners, including educators, healthcare workers, first responders and veterans.
- Up to $15,000 through Workforce Housing Plus+ for eligible households earning between 80.01% and 120% of area median income.
These funds are distributed through participating lenders, and availability depends on funding allocations.
Now, Let's Put Those Numbers Into Perspective.
Let's say you're purchasing a $300,000 home using FHA financing.</escape>
Your minimum 3.5% down payment would be approximately $10,500.
Now imagine qualifying for a program offering $15,000 or $20,000 in assistance.
Depending on the program and loan structure, that assistance could potentially cover your down payment and help with closing costs.
And that's before we explore seller concessions, builder incentives or lender-specific programs.
This is why I continue to tell buyers that you should never assume you can't purchase a home without first exploring your options.
The Real Problem Isn't Always Affordability. Sometimes It's Access to Information.
After 25 years in real estate, I've seen buyers miss opportunities simply because they didn't know what questions to ask.
I've also seen buyers who thought they needed years to save for a down payment discover they were much closer to homeownership than they imagined.
Now, every buyer won't qualify for every program. Income limits, credit requirements, purchase price restrictions and available funding all matter.
Some assistance is structured as grants, some as forgivable loans and some as deferred second mortgages.
But that's exactly why having the right team matters.
The Wrap Up…
I'm glad Zillow is bringing national attention to the down payment challenge, but Atlanta buyers need to know there are opportunities right here in our own backyard.
The market doesn't have to be perfect for you to make a smart real estate decision.
And you don't necessarily need $20,000 or $30,000 sitting in your savings account to start exploring homeownership.
Don't let what you don't know keep you from what you could own.
Before you renew another lease, let's have a conversation about what you may qualify for.
Because the difference between renting and owning could be a program you didn't even know existed.
